Estate Maintenance Based on Visit Findings & Insurance‑Aligned Care

Our maintenance services are designed to assist with follow-up care and coordination based on observations reported during Home & Estate Watch visits. Services focus on practical maintenance actions and organization of requested tasks, carried out in consultation with you and aligned with your priorities and schedule.

Routine Follow‑Up Based on Home Watch Visits
Maintenance tasks may be performed or coordinated based on visually apparent conditions noted during Estate Watch visits. These may include filter changes, garden support, light system-related tasks, and other homeowner-requested actions appropriate to the visible condition of the property.

Visible System and Utility Care
Tasks may include changing air or water filters, coordinating professional HVAC servicing, referencing fuel levels and arranging refills upon request, running water periodically to support normal system function, and other visibility-based actions. All tasks are non-diagnostic and non-technical unless performed by licensed third parties.

Garden and Grounds Maintenance
Outdoor care may include lawn and garden maintenance, trimming, debris removal, seasonal plant care, and ongoing grounds support, either performed directly or coordinated with third-party providers in consultation with you.

Security and Presence Support
Agreed-upon presence tasks may include adjusting doors or windows, handling mail or packages, and performing visual checks of exterior features, based on prior instruction. These services do not constitute security services.

Coordination with Trusted Subcontractors
For tasks requiring licensed or specialized services (such as HVAC servicing, camera installation, or repairs), we assist with coordination and communication with qualified subcontractors. All work by third parties is subject to separate agreements and homeowner approval.

Insurance‑Related Considerations
Consistent maintenance actions and follow-up based on reported observations may help demonstrate ongoing care of a property, which some insurance providers reference for seasonal or unoccupied homes. These services do not determine, interpret, or guarantee insurance coverage or claim outcomes.

How We Work With You
Initial Consultation & Custom Plan

We review reported observations from Estate Watch visits and agree on requested maintenance actions.

Scheduled Actions & Coordination
Tasks are performed or coordinated according to the agreed scope and priorities.

Reporting & Communication
Updates and status notes are provided following completed actions.

Third-Party Coordination When Needed
We assist with scheduling and communication with outside service providers when tasks fall outside our direct scope.

Note:
Home Watch-related services are provided through North Idaho Estate Watch. Additional maintenance and property care services are performed or coordinated through Eddy and Nick LLC, a licensed and insured contractor company. Work performed by third-party providers remains outside the scope of Home Watch services.
